外國FM真是大開眼界

有人問 (Director of Facilities, The Salvador Dali Museum):
We are in the process of [u]setting up interviews for a mid to senior level maintenance technician[/u].  Was curious if any of you have some favorite questions to ask prospective candidates.  Obviously I want to get to know the candidates and determine the validity of qualifications they posted on their resumes but I also like to use open ended situational questions that allow the candidate to expand on simple yes or no questions.

We are a relatively small organization with a very small facilities team and as I am sure all of us want I am looking for a jack of all trades but must have some level of advanced HVAC troubleshooting and maintenance skills including chillers along with aptitude to work with building automation systems.

Please see below for my list of technical questions.  Candidates that we bring in for a face to face interview have already been phone interviewed by our HR department.

We are a production facility with office space and do most of our maintenance work in house.

BMS systems vary greatly depending on the installation, so I ask if they're familiar with the systems and then deep dive for specifics depending on their knowledge.

[b][u]Electrical Knowledge[/u][/b][b] - [/b]Run conduit, pull wire, set panels, calculate voltage drop
Describe the electrical systems you have worked on and are familiar with.
Can you read schematics?
What types of conduit have you ran and qty., what are the differences between conduit types?
What's the largest conduit and wire you've ran?
Are you familiar with the NEC (National Electrical Code)?
Do you know how to calculate voltage drop? 2KLI/Cm or 1.73KLI/Cm Find KVA? VxAx1.73/1000 or VxA/1000
Are you familiar with NFPA70E Arc Flash rules and requirements?
What types of PPE are you accustomed to wearing?
What does a fuse or breaker do? What are the differences between the two? Which is more safe?
How do you change the direction of a 3 phase motor?
Do you understand the theory behind sharing neutrals?
Do you have any experience with generators, transfer switches or large UPS systems?
[b][u]Building Maintenance[/u][/b] - Plumbing, carpentry, HVAC
Can you read blueprints?
Are you familiar with building automation systems? If so what types?
Are you comfortable operating knuckle booms, scissor lifts, etc.?
[b][u]Machine Repair[/u][/b] – Machine shop experience, press brake repair, shear repair, punch press repair, compressor maintenance
What's difference between a bushing and a bearing?
[b][u]Misc.[/u][/b] – Welding, hydraulics, pneumatics, PLC's, electronics
If you were given incomplete instructions about a project, what would you do? Are you comfortable asking questions and asking for help?
Describe some recent projects you have worked on.
[b][u]Special Training[/u][/b] – Anything to add?
Why did you choose this field?
What do you like most about this field? Least?
Do you specialize in any specific areas?
Comfortable working on a computer? Iphone?
What type of work do you prefer Machinery Repair or Facilities Maintenance?

要識咁多嘢

如果佢嚟HK做FM, 起碼senior engineer (native English speaker + technical knowledge)
